Zachary Beach is an Amazon Best-Selling Author of The New Rules of Real Estate Investing and co-host of the Smart Real Estate Coach Podcast. He is a Partner, COO, and Coach at Smart Real Estate Coach. In September 2020, they released a revised edition of Real Estate On Your Terms, which Zach co-authored.

At the age of 25, Zach decided to leave the world of bartending and personally training and jump into the family business. It was one of the first big risks that he took in his life, as nothing was guaranteed. Plus, he knew absolutely nothing about real estate. Through hard work, in-house training, and implementation, Zach has now completed over 100 deals and growing. On top of that, he coaches students around the country on how to buy and sell property just like his family still does. Now, as a group, they buy and sell 20-30 properties a month with a predictable and scalable system, controlling between $60 million+ of real estate at any one time with little to no money in the deal and no banks involved.

Zach has been in the business for over 4 years and now runs all operations of Smart Real Estate Coach, on top continuing to coach his students and Associates.

Hey there, Zachary Beach with smartrealestatecoach.com. Here's my tip for tip Tuesday. Everybody wants to know how to do real estate deals in a hot market, and I'll tell you, it's the difference between understanding surface level motivation and deep level motivation when you're speaking with sellers and you're trying to acquire.

Deals, it's not about just taking.

::

Service of a motivation.

::

What do I mean by that?

::

When you when you're speaking with a sell and you say, hey, why?

Are you selling?

::

Or what makes now the time to sell, and they say, hey, I'm relocating.

::

You don't stop there.

::

You're never going to be able to truly understand the challenges the cell is facing, or the key motivation to allow you to really structure a deal that will get them to the finish line.

That will really bridge the gap between where they.

Are and where they?

::

Want to be so?

::

Let's replay that back, so.

::

If you want to get to deep, deep level motivation, you gotta continuously ask questions.

To, to drive towards that.

::

So same seller.

Hey, why are you selling?

::

I'm relocating.

::

OK, so you relocate the Johnny, Purchase another property?

::

I didn't.

::

No, I didn't yet.

::

OK.

::

Did you need the money to from this deal in order to go buy another property?

::

Oh, I'm not sure.

I didn't think about that.

::

Are you going to be able to?

::

If you're unable to sell this property, you're going to be able to carry this mortgage in another mortgage.

Hey, I haven't thought about that.

::

The point I'm trying to get across here is don't stop at the first question.

::

Don't be don't be like poking holes.

::

But what you want to really do is just engage in the conversation.

::

Make sure you're not missing anything throughout the process so that way you understand all the levers you have when it comes to structuring a deal so tip of the day.

Today, Tuesday is don't stop at surface level motivation.

::

Dig deeper.

::

It's all about deep level motivation.
